Last Thursday, September 5th, our Fine Homes team hosted an impactful Crime Prevention Event in collaboration with the Ventura County Police Department and their specialized Forgery Fraud Unit. Credit Verse Debit:  Dispute Resolution-Credit card companies are usually more effective at handling disputes and reversing charges. Using your credit card for non-secure transactions such as gas stations, secondary online sites, Venmo.

Venmo: Do not attach a debit account to Venmo, if hacked they can gain access to your liquid money and disputing can be excessively difficult with apps like Venmo, facebook, instagram etc. Verses attaching your credit card you can dispute unwanted charges.

Current Crime Trends

What are the most common types of crimes currently occurring in Westlake Village and Thousand Oaks?

The most common local crimes are organized home break-ins and bank fraud. Sergeant Alvarez noted that these break-ins are part of a nationwide trend. These groups target various items and are not looking for confrontation. Statistics show low numbers for home invasions/robberies and violent crimes (robbery & home invasions are considered violent crimes). 
 
 

Why does it seem like an increase in home break-in crimes?

While higher population density can contribute to increased crime rates due to more targets and anonymity for criminals, other factors such as economic conditions and law enforcement practices also play a role. The Conejo Valley is known to be an affluent community with easy freeway access making it a desirable target. However, Sergeant Alvarez clarified that this does not equate our community to being unsafe, it is just bringing awareness to how to prevent. 
 
 

Who are the typical perpetrators of these crimes? Are they gangs or individuals?

In Ventura County, various organized gangs are typically involved in break-ins. Majority of these groups are not looking for violent confrontation, their goal is to be in and out without anyone home. 

 

When are our homes most vulnerable?

Times can vary depending on which organized group is planning the break-in. Certain groups target homes between 10am-12pm. Others target homes after dark. It's more important to have a global view of security on your home, don't only consider one time of day. 

 

What steps can residents take to protect their homes and properties from burglaries and theft?

Sergeant Damian Alvarez emphasizes the importance of these measures, particularly lighting, to deter criminals.  Note that emergency services can take up to 14 minutes to arrive, while these criminals can get in and out in as little as 4 minutes, often scoping homes beforehand. Taking preventative measures can be more effective than only relying on home security alerts. 

 

Install Safety Lights: Invest in outward-facing lights for the front and backyard, especially near open spaces and fence lines. Criminals tend to avoid well-lit areas. Installing motion sensored lights and set timers for lights to go on when you are not home. 
 
Quality Home Security: Choose a wired home security system for better reliability and reduced hacking risk.
 
Window Coating Film: Apply window coating film to make windows opaque from the outside, enhancing privacy and security.
Animals: Large dogs are a big deterant for criminals
 
Windows: Placing wooden dowels in your window frame to prevent window entry, especially if you tend to leave your windows half open.
 
Security Systems: Deputies recommend the festures of Ring and Nest systems.
Must-have Features: Cloud-based, HD, night vision capability and the ability to alert you personally.
 
Motion Detector Dog Barkers: An inexpensive way to add additional security and triggers dog barking sound when detecting a person. 
 
 

What are the self-defense laws in our area? Do you need to have a concealed carry permit to defend yourself?

Stand Your Ground/Castle Doctrine: Allows use of force without retreat, especially at home, if in imminent threat. If someone is retreating from the home when you use force, it may not be considered self defense.

Concealed Carry Permit: Required to carry a concealed weapon for self-defense.

 

How do criminals typically enter homes in this neighborhood?

Criminals in this neighborhood typically enter homes through upstairs windows using lawn furniture, not ladders, as these windows are often left unlocked, open, and without security cameras or lights. They are also entering through back or side glass sliding doors using tools that quickly break the glass for easy entry. They usually target the primary bedroom for valuable items. 

 

What items are most commonly taken during these crimes?

Groups are looking for items that they can either keep for themselves or sell for immediate profit. Some organized groups are specifically targeting guns, while the majority are after expensive jewelry and high-end designer bags. They often fill one designer bag with jewelry, making up to $10,000 in a single theft. Police are seeing less large items stolen, typically small items of high value. 

 

What are the best areas to store valuables in a home? 

Bolted Safe in Garage: Invest in a large, bolted-in safe to prevent theft of the entire safe.

Bathrooms: Use false-bottom containers or hidden drawers.

Laundry Room: Hide in detergent boxes or behind appliances.

Attic: Hide in boxes labeled with mundane contents.

 

What is the average response time for police in the Westlake Village and Thousand Oaks area?

With school shootings on the rise nationally, what protection do we have in place for schools around the Conejo Valley?

Sergeant Damian Alvarez shared that the city pays for 33 CVUSD schools to have assigned Resource Officers from the Police Department who are trained and armed for emergencies like school shootings. Mostly highschools are staffed with one of these Resource Officers, as majority of incidences occur in highschools. The school district does not cover the cost to hire a Resource Officer as their income is $305,000/yr.
